Some people try to avoid paying for an appraisal by using a comparative market analysis. Realtors use this analysis to price your home to sell, but it is often higher than the true market value. 

Only a recent property appraisal from a licensed appraiser is defensible in court or mediation. 

Keep costs down by ordering the appraisal in a timely manner.  Sometimes I get calls saying the appraisal is needed in a few days. That’s very quick, and unfortunately it ends up being more expensive.
